This Privacy Policy explains what information DLS InvestTrack ("we", "us", "our") collects, how we use it, and the choices you have. We keep it simple: we collect only what the product needs to work, and we do not sell your data.

1. Information We Collect

• Account information: your email address, used to create and secure your account and to communicate with you about the Service.
• Property and investment data you enter: property details, prices, budgets, tasks, offers, contacts, notes, and similar records you create in the app.
• Photos you upload: property condition photos and related images you choose to attach.
• API keys you connect (optional): if you enable AI or data features, the third-party provider keys you supply (such as Google Gemini or RentCast) are stored encrypted and used only to make requests on your behalf. They are never displayed back to you after you save them.

2. How We Store Your Data and the Providers We Use

Your data is stored with Supabase, our database and authentication provider, on infrastructure located in the United States. Access to your data is protected by row-level security: each account can only read and write its own records. Data is encrypted in transit.

We also rely on a few vendors that process data only to perform services for us, each under its own terms and privacy policy. Resend sends our transactional and account emails, such as sign-in links.Stripe processes payments and subscriptions if you purchase a paid plan; we never see or store your full card number. Optional providers you connect with your own key (such as Google Gemini or RentCast) are described in Section 4. We do not sell your data to any of these providers.

3. How We Use Your Data

We use your data solely to provide and improve the Service: authenticating you, storing and displaying your records, and sending essential account communications. We do not sell, rent, or share your personal data with third parties for marketing purposes.

4. Third-Party AI Providers and API Keys

If you choose to use optional AI features (such as the AI Listing Assistant), you connect your own third-party provider key. When you run an AI feature, the content you submit for that request — for example a listing's text, a screenshot, or an alert — is sent to the provider you connected (such as Google Gemini) so it can generate a response. That provider processes the request under its own privacy policy and terms. AI features are optional: if you do not connect a key, no data is sent to any AI provider. We do not use your data to train AI models, and we do not sell it.

5. Cookies and Local Storage

We use cookies and browser local storage strictly to keep you signed in (authentication session tokens). We do not use third-party advertising or cross-site tracking cookies.

6. Your Rights and Choices

You can delete individual records (properties, contacts, photos, offers) at any time inside the app. You can also export all your data, change your email, or permanently delete your entire account and all associated data yourself from the 👤 Account menu (top bar) — no request needed. If you prefer, you may still ask us to access, correct, export, or delete your personal data, or ask us not to sell or share it (we do not sell or share personal data), by emailing info@dlsinvesttrack.com. We will verify your request and respond without undue delay, and will not discriminate against you for exercising these rights.

7. Data Retention

We retain your data for as long as your account is active. When your account is deleted, your data is removed from our production systems, subject to short-lived backups that expire automatically.

8. Children

The Service is not directed to children under 18, and we do not knowingly collect data from them.

9. Jurisdiction

DLS InvestTrack operates from the State of Florida, United States. By using the Service you consent to the processing of your information in the United States. If you are located outside the United States, do not use the Service if you do not agree to this transfer and processing.

10. Changes to This Policy

We may update this policy from time to time. If we make material changes, we will notify you through the Service or by email. The "Last updated" date at the top reflects the latest revision.
