Welcome to DLS InvestTrack ("the Service"), a real estate investment tracking platform operated by DLS InvestTrack ("we", "us", "our"). By creating an account or using the Service, you agree to these Terms of Service. If you do not agree, do not use the Service.

1. Your Account

You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You must provide accurate information when registering and keep it up to date. You must notify us promptly of any unauthorized use of your account. You must be at least 18 years old to use the Service.

2. Acceptable Use

You agree not to:

Use the Service for any unlawful purpose or in violation of any applicable law or regulation;
Attempt to gain unauthorized access to the Service, other users' data, or our systems;
Interfere with or disrupt the integrity or performance of the Service;
Reverse engineer, scrape, or copy the Service or its content except as permitted by law;
Upload content that is illegal, infringing, or harmful.

We may suspend or terminate accounts that violate these terms.

3. Subscription and Billing

DLS InvestTrack is currently free during early access. We may introduce paid plans in the future; if we do, pricing and billing terms will be communicated in advance and you will never be charged without your explicit consent.

4. Your Data and Intellectual Property

You retain all rights to the data you enter into the Service (property records, notes, photos, contacts, and other content). You grant us a limited license to store and process that data solely to provide the Service. The Service itself — including its software, design, branding, and trademarks — is and remains the exclusive property of DLS InvestTrack. These terms do not grant you any rights to our intellectual property except the limited right to use the Service.

5. Not Financial, Legal, Tax, or Investment Advice

DLS InvestTrack is a software tool. It does not provide financial, legal, tax, or investment advice. All investment decisions and their outcomes are solely your responsibility. Consult licensed professionals.

Any scores, verdicts, projections, estimates, or analyses produced by the Service are informational outputs based on data you enter. They are not recommendations to buy, sell, bid on, or hold any property or asset, and they may be incomplete or inaccurate. Real estate investing involves substantial risk, including the loss of capital.

6. Termination

You may stop using the Service and request deletion of your account at any time. We may suspend or terminate your access if you breach these terms, if required by law, or if we discontinue the Service. Upon termination, your right to use the Service ends; provisions that by their nature should survive (including limitation of liability and IP ownership) will survive.

7. Disclaimers and Limitation of Liability

The Service is provided "as is" and "as available", without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement. To the maximum extent permitted by law, DLS InvestTrack will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, revenue, data, or business opportunities, arising from or related to your use of the Service — including decisions you make based on information displayed in the Service. Our total aggregate liability for any claim will not exceed the greater of the amount you paid us in the twelve months before the claim or one hundred US dollars ($100).

8. Changes to These Terms

We may update these terms from time to time. If we make material changes, we will notify you through the Service or by email. Continued use of the Service after changes take effect constitutes acceptance of the updated terms.

9. Governing Law

These terms are governed by the laws of the United States and the state in which DLS InvestTrack operates, without regard to conflict-of-law principles.
