A quick rehab estimate combines a cost-per-square-foot figure for general work (paint, flooring, drywall, minor systems) with separate line items for the expensive stuff — kitchens, bathrooms, roof and structural — that don't scale with square footage. Light cosmetic work runs roughly $15/sq ft, a medium rehab around $30, and a heavy gut $50 and up, varying by market and labor.
